    Deposit and Cancellation Policy
    Rental Policy:
    1. $ 250 deposit is required to make reservation.
    2. Check in/Check out: Check-in no sooner than 4pm and check-out no later than 10 am.
    3. All holiday bookings must be a minimum of 7 days. No pets, no smoking. Renter must be 21 years of age or older. The balance of the booking cost is due no later than six weeks before your arrival date. If booking within six weeks of arrival, full payment is needed to be paid after eservation confirmation with rental agreement.
    4. Deposit will be held against loss, property damage or costs incurred, will be refunded approximately ont ot weeks after your departure following a satisfactory report from the property managers.

    Cancellation Policy:
    a) The Renter may cancel the holiday booked at any time after it has been confirmed. Cancellation must be in writing in the form of a letter or an email.
    b) The following cancellation charges will apply to all rentals cancelled:
    • Over 90 days prior to check-in - $20 processing fee.
    • 60 to 90 days prior to check-in – deposit retained as credit towards rental within one year.
    • 30 to 60 days prior to check-in – 50% of rental.
    • Within 30 days - 100% of rental.
    Note: We will not keep deposits/rental fees except $20 processing fee if the property can be re-rented. If the property is rented for a fraction of the original rental fee because it is posted as a late availability listing, the portion of the rent recovered will be refunded. Renters are advised to take out cancellation insurance.

    4. The client is responsible for the property and is expected to take reasonable care of it. All damages and breakages are the legal responsibilities of the client. Any maintenance or repair of the premises, equipment, amenities or fixtures required due to misuse will be charged to the client. A security deposit will be refunded
    Rate Range:
    Weekly: $ $1200.00 - $$2500.00
    Daily: $$190.00- $$360.00
    Daily Rate of Pool Heat/Hot Spa or Jacussi if applied:$$30.00
    Special Note
    Rate doesn't include 13% tax and cleaning fee unless otherwise arranged, pool heating should be $30/day, spa heating $20/day.
    Cleaning fee of $135 will apply for rentals of less than 1 week, unless otherwise arranged.
    Rate is subject to change without notice.
